Before construction
The cheapest place to fix a problem is before it becomes one.
We work with the owner and the architect so that the plans and specifications are developed to meet the program's needs, and so that the contract and the specifications carry the language and the tools we will need to manage the job effectively later.
We review the drawings for completeness and coordination, and we run a constructability review that flags the details likely to cause trouble in the field. Written reports go to the owner and the architect while there is still time to act on them. We prepare independent cost estimates at design milestones, run value engineering sessions with the architect, help build the bid packages and the phasing plan, identify long-lead items, and coordinate an early courtesy review with the local code official.
All of it serves one purpose. An ambiguity left in a bid document is an invitation, and every claim and change order we prevent here is one you never have to argue about later.

During construction
A project manager on site, not a coordinator on a call.
Our on-site project managers oversee the contractor to confirm the work is being performed in accordance with the plans and the specifications. They are the project's primary point of contact, and they spend their time moving things along: chasing information owed by an architect or an engineer, resolving what the contractor raises, getting inspections scheduled. The goal is plain enough. Finish on time.
On cost, we review and certify payment applications, and we track every proposed change order in a live log. Each one is tested against three questions before we recommend it. Is the change valid. Is the price fair and reasonable. Is the time impact justified.
We deliver routine updates with reporting on the schedule, progress, budget, change orders, and critical issues. Where work does not conform, we identify it, discuss the issue with the design team, and direct the contractor to correct the work.

After construction
Closeout is a deliverable, not an afterthought.
We see the punch list through to the satisfaction of the owner and the design team, coordinate final inspections and occupancy certifications, and make sure the systems are properly demonstrated to the people who will operate them.
Then the paperwork that decides whether you can run the building: as-built drawings, warranties, operations and maintenance manuals, and a complete closeout package before we recommend final payment and the release of retainage. We stay available afterwards for warranty issues and latent defects.

Claims
Most disputes are decided long before anyone calls them a dispute.
Claims prevention is not a service we perform at the end. It is what the constructability review, the contract language and the daily log are for. We keep the records that would support or defend a claim from the first day of the job, and we use the contract to require continued performance while a disagreement is being worked out, so the project does not stop while the argument runs.
When something does have to be resolved, we work with your attorney to settle it by negotiation. Arbitration and litigation are expensive, slow, and usually avoidable with documentation and a little distance from the moment.
